Most buyers of new homes assume that their brand new dream home is going to be defect free and just like the show home. Unfortunately, for most, this is not the case and it is necessary to deal with the niggly minor snagging defects that plague the majority of new homes. For some it is also necessary to have to deal with more major structural problems or problems sound and thermal insulation or even the plumbing and electrics. One of the major problems with a new build home is the fact that it has not been lived in and hasn't stood the test of time.
It is possible to snag the property yourself, but for peace of mind it is always advisable to get someone professionally qualified to survey your property on your behalf. They will not only identify more legitimate defects but the snagging list that they will produce will be more more credible than anything somebody not in the trade could produce. Additionally, the developer will be less likely to argue about the contents of the snagging list and will simply fix the defects on the snag list.
